Completed in November 2000 and acquired by the Hines EmergingMarkets Fund in 2001, the building isthe Greater China Headquarters for Microsoft. One of Beijing’s finest office towers, the building was purchased from Hyundai Engineering & Construction Company and its Korean affiliates. In 2004, Hyundai Motor Corporation purchased the majority interest in the building, with Hines as its partner. Hines continues to perform all property management and leasing functions. This 24-story, 68,287-quare-meter (735,034-square-foot) building offers the finest column-free floor plates in the city, with high ceilings that complement the glass curtain wall on the building exterior, maximizing natural light throughout its interior.

  汉斯50周年上海一号作品,怡水豪庭River House位于黄浦 正中、苏州河畔——南苏州路、西藏中路,距离人民广场步行仅5分钟。作为服务式行政单元,拥有loft、标准1-2房 和PENTHOUSE多种户型可供选择,德国GSN提供全方位 物业服务。

River House is a new residential tower that will target the sophisticated urban dwellers of Shanghai. Located in the redevelopment area along Su Zhou River, River House is scheduled to be completed in 2007. It comprises 307 for sale service apartment units, a health club and spa on the fourth floor and ground floor retail (40,700 square meters total). In the tower are standard apartments and enthouses, and in the podium are loft-style residences with dramatic high ceilings. The sizes of various units range from 54 to 324 square meters.


二十一世纪大厦(21ST CENTURY TOWER)

  2006年,汉斯与中国光大集团、新加坡酒店集团(HPL),合资开发位于浦东陆家嘴金融贸易区的二十一世纪大厦。二十一世纪大厦规划建成一座50层的综合性单体楼宇,其中包括39,825平方米的5A写字楼,190间豪华客房的四季酒店和位于大厦最顶层的由四季酒店管理的60套住宅,这些住宅将成为上海最豪华的待售公寓。二十一世纪大厦将于2009年建成,届时将成为上海浦东的新地标建筑。

Located in the heart of Shanghai’s Pudong district,21st Century Tower will be the area’s finest office,hotel and residence. Funded by Hines and HotelProperties, Ltd, this 50-story mixed-use project willhave a scope of 88,495 square meters, including39,825 square meters Grade-A office, a 190 room Four Seasons Hotel and 60 luxury residences managed by the Four Seasons. When completed in 2009, 21st Century Tower will stand next to the world’s tallest building, the Shanghai World Financial Center, as Hines’ flagship in Shanghai.


新江湾(NEW JIANGWAN)

  2006年汉斯公司以资本金超过投资额50%的代价入主新江湾城C5地块。C5地块位于新江湾城核心位置。项目规划开发包括210,000平米的高档住宅,25,000平米的办公/酒店式公寓,90,000平米的商业设施以及25,000平米的酒店。项目将于2009年底完成,届时将成为新江湾城内的标杆性建筑。

Conceived by Hines, this major site in developed on a piece of undeveloped Greenfield land, with significant infrastructure investment by District Government. The project is financed by Hines and its local partner when completed in October 2009, the project will deliver 210,000 square meters of residences and 25,000 square meters of office/service apartment 90,000 square meters retail and 25,000 square meters of hotel.
